Mortgage Leads Are Like a Box of Chocolates

Mortgage leads are like a box of chocolates, you never know what you’re going to get. That is why it is so important to do your research before you invest.

When shopping around for a lead company, you want to ask yourself six easy questions about the leads you are going to invest in.

WHO, WHAT, WHERE, WHEN, HOW, and WHY.

Who is the person trying to obtain the mortgage? Are they serious about their purchase, or are they looking to buy six to eight months down the road once their lease is up, and they save some money?

Look for lead companies that weed out these types of leads, and will send you only potential customers looking to purchase within thirty to forty-five days.

What exactly is it that they are looking for? Are they looking to purchase, refinance, obtain a construction loan, or purchase land?

Make sure the lead companies have parameters on their applications to make sure the potential customer can be specific about what they want.

For instance, if a customer wants to refinance their home to purchase a new roof, because their existing roof has caved in, chances are, the appraisal won’t come in. We all have compassion, but this is not a good situation for a loan officer spending their hard earned money.

Where are the leads coming from? If a lead company is buying their leads from other companies, then these leads are considered old or recycled. They will however be very cheap, but remember, quantity is not always as good as quality.

When is your customer looking to purchase? If they are looking to purchase thirty to forty-five days from now, great! If not, then you might be waiting a long time for your ROI.

How many other loan officers have contacted your customer? Most lead companies sell their leads up to four times if they are being sold non exclusively. Make sure you find out the amount of times your lead company sells their leads to loan officers, and if they recycle them to other lead companies.

Why is this person applying for a loan? When you receive a lead from a lead company, there should always be a comment section where the potential customer can state the purpose for the loan and ultimately describe their needs. This way you can do a little research to discuss the programs you can offer that would be suited to their needs.

It is important to do as much research as you can about mortgage lead companies before you start investing your hard earned money.

Visit their web sites, and check out their return policy. Call and speak with a representative, and ask if they will allow for a free trial.

When you are ready to commit to making an investment, do it with a lead company you are comfortable with that has a reasonable minimum deposit to start with.

The more research you do, the better return on investment you will receive.

Increase Sales By Flying Under Your Prospect’s “Radar Defense”

How do you persuade someone to do what you want them to do?

A whole world of marketing exists around us trying to do that every minute of the day. Do you even notice it anymore or, like your prospects, have you subconsciously set up a system of “radar defenses” against the daily bombardment of marketing messages?

Take a minute and count up the advertising methods which fight for your attention (and money) every day. Just the basic list includes:

Yellow page ads

Newspaper and magazine ads

Postcards, catalogs, and direct mail circulars in your “snail mail” box

Radio pitches interrupting the flow of your favorite songs

TV ads - about 20 minutes worth per hour now

Hundreds of storefronts, “mega” malls, and strip malls

Highway billboards by the thousands

Circulars hung on your doorknob

Illegal signs on stop signs and telephone poles

Legitimate email messages

Spam email or UCE (unsolicited commercial email)

Just these 11 sources can overwhelm your brain with marketing messages. Like trapped rats, people develop defenses against this never-ending onslaught. They throw up a wall or a “radar defense” that goes into action the minute they smell a “pitch” or a sales job. Don’t blame them. We all do it!

So how can you get around this psychological wall against the constant sales and marketing messages? Well, the answer does NOT lie in hitting people with more frequent and obnoxious advertising or sly, sneaky tactics. You might get them to trust you for a minute, but it will backfire in the long run.

You must do two things instead:

1. First, you must establish credibility for yourself and your business as an expert.

2. Second, you must reduce their fears about doing business with you.

Doing these two things will get you past their defenses and allow you the opportunity to persuade them to buy your product.

So how do you accomplish these two “simple” things? What will win someone’s attention, raise your credibility, and lower their fear factor all at the same time? The one-word answer really applies to most everyone.

Trust!

If a seller can get behind your defenses with information which makes you trust them, then that credibility will carry over into a sale much of the time.

How can you get this credibility?

Well, take this next fact as online marketing “gospel,” for many people have proven its effectiveness.

Fact: Publishing and promoting with free articles gives you one of the most powerful opportunities available to tip the buyer’s credibility scale in your favor.

How can we prove this works? Quite easily actually. Take a break from reading this and go check out a newspaper or magazine for a minute.

Which do you trust more, the ads or the articles? Most people will choose the articles hands down. Why? Because the articles don’t try to “sell” you anything. Instead, they hand out useful information for educational or other practical purposes.

Most of us grew up in a culture which says we can believe and “trust” what appears in the standard “news” or “information” format. In other words, if it appears in print, then we can believe and trust the author.

So go ahead! Use this lifetime of conditioning to your advantage in selling your products and services!

Very few things will create an atmosphere of trust and confidence in people as reading one of your articles on a subject that greatly interests them. It shows you know your business. It also demonstrates you will do more than just try to sell them something.

Publishing articles literally lets you fly under their advertising “radar defenses.”

So remember these points when deciding whether or not to use articles to promote your business:

1. Few things create as much trust and confidence in the minds of potential customers as reading an article you wrote on a subject which specifically and intensely interests them.

2. Articles establish credibility quickly because, right or wrong, we’ve all been trained to trust the “news.”

3. An article, or series of articles, will differentiate you from the competition, who bombard people with nothing but sales messages.

4. Providing content-rich, non-sales-oriented articles will also help build and solidify your relationship with existing customers so they give you repeat business.

Monitor Your Visibility in Google, MSN, and Yahoo with these DIY SEO Tools

This is the second part of an article series in which you’ll find many tools that you can use to monitor your site’s search engine position and see how your do-it-yourself search engine optimization efforts are coming along.

The following tools are for monitoring your search results in the three major search engines. It isn’t an all-inclusive list, but rather a highlight of some of the tools you can use. (I’ll point you to one of the master lists when we get into more general tools in part three.)

Using Your Google Site Information Page

I’ve covered this in an earlier article, but just in case you missed it, we’ll go over it again briefly here. (If you need more help following along, you can listen to one of my recent podcasts for a convenient audio walkthrough.)

Open up your browser and go to Google’s home page. Type in info:yoursitenameandsuffix. So if your site was ExactSeek.com you’d type info:exactseek.com. You can also use site:yoursitenameandsuffix to find out which pages have been indexed by Google’s search engine spider.

This search will tell you pages that Google considers similar to yours. It will also show sites that it considered linked to you, and show sites that carry your full url, hyperlinked or not. It’s not 100% accurate as far as telling you all the sites that are linked back to yours, but what you can learn from this is which backlinks matter.

From here you can also see the last day Google spidered your home page.

To see this in action, click on the first group of information links, “Show Google’s cache of yoursitename.com” If you look next to the word “cached” one the first line, the date is expressed also.

Sometimes it seems that the cached time for yoursitename.com and www.yoursitename.com are different, so be sure and check both.

Finding Information About Your Site In Yahoo

http://help.yahoo.com/help/us/ysearch/tips/tips-08.html

This document will tell you how to find out what sites are linking to you, give you the results for how many pages of your site are in Yahoo, and more. Once you get to the results page, you’ll be able to view your cached pages, etc.

Discovering Your Site’s Status on MSN

http://search.msn.com/docs/siteowner.aspx

As the page in the help section states, you can use site:www.yoursitehere.com to find out if a document at your site has been indexed. The results page will also give you the date of last caching.

Google Rankings

http://www.googlerankings.com

You’ll need a free Google API key for this one, and the site has the direct link telling you where to get one. You’ll have to enter this key in order to query the site for information on Google.

With Google Rankings, you’ll be able to see where you rank within the top 40-1000 results in Google for a given keyword. I recently noticed that it also displays results for MSN and Yahoo, with links to each search engine.

They also have some other tools that will track your keywords over time, as well as one they call the “Ultimate SEO Tool” that will measure your site’s keyword density.

Google Backlinks Checker

http://lilengine.com/tools/backlinks-tool.php

LilEngine.com’s Backlink Checker will measure the number of links you have pointing back to your site against competing sites. Handy if you just want a quick comparison of how many links you have versus others, though how much getting more links back will help varies, depending on other factors.

Yahoo Search Rankings

http://www.yahoosearchrankings.com/

From the same folks who brought you Google Rankings, using Yahoo Search Rankings, you’ll be able to see where you rank within the top 1000 results in Yahoo for a given keyword. If you just want to see your Yahoo rankings, it’s quite helpful.

Telemarketing Training Pro Urges Screening Applicants By Phone

I was invited to be a panelist at a recent contact center trade association meeting, and I prepared a list of 20 do’s and don’ts that I shared.

One of them, something that I take for granted, having risen through the ranks as a telemarketer, a trainer, a manager, and as a consultant is the fact that each and every job applicant MUST be screened by phone before being invited to an interview.

Imagine how surprised I was to be asked to elaborate on that point by at least a few people in the audience.

It seems they never heard of this idea, having undoubtedly earned their stripes during the age of the Internet.

Many of today’s recruiters hire from pieces of paper, from resumes, however resumes don’t speak. Only people can do that, and some of course, are much better at it than others.

The capable ones speak clearly, without distracting verbal mannerisms. They don’t use a lot of “uhs” and “okays.” The best candidates are also effective listeners.

Call center work is largely PHONE work, and that’s communication work.

How can we know who will make a good phone worker if we don’t assess their phone behaviors?

I’d rather cut out the resume step altogether, and invite the best communicators to “Come on down!”

1) Don’t try to make the grieving person feel better. YOU CANNOT. For many grievers it only serves to make them feel guilty or worse. Grievers MUST experience the pain of grief for healing to ultimately occur.

2) Don’t tell the griever to give it time. Time has stopped for the griever. Life proceeds in slow motion. Life is too surreal to be identified with time.

3) Don’t try to divert the griever’s attention away from their pain by talking about something else. If you do, when you exit their presence, the reality will generally hit all the harder. Also, it may seem to the grieving that you are uncomfortable with them talking to you about their grief. If they sense this, they will alienate themselves from you.

4) Don’t be afraid to talk about the person who has died by name. If it makes you uncomfortable, it may want to assess your preparedness for helping. To recover from grief, the griever must have a realistic picture of the dead.

5) Don’t be frightened by tears…the griever’s or your own. Tears are apertures of release and help the griever express their sorrow in healthy ways with your presence as a cushion of warmth and empathy.

6) Don’t be concerned about saying the right things. Let the grieving person talk. Just listen and encourage their talking. Your presence is more meaningful than anything you can say.

7) Don’t argue with grieving individuals. Instead, reassure. You may hear statements such as, “I wish I had done this or had been more considerate” and so forth. Reassure them that they did what they could have done at the time not knowing _______ (name of deceased) would die when he/she did.

8) Don’t use euphemisms and flowery language. Generally, it only makes the situation seem more artificial and unreal. For example, don’t say “passed away” or “expired” when you mean “died.” The griever need to hear “dead.”

9) Don’t be afraid of silence. Silence on the helpers part show that you do not have all the answers and do not feel the need to pretend that you do. Furthermore, it gives grievers time to process thought and express feelings.

10) Don’t make general statements of help such as “If you need me, give me a call.” Chances that they will call are almost nil. Instead, be specific. For example, tell them about a group support group being conducted in their area; or tell them you will stop by next week to see if there is some housework you can help them with; or ask if you can bring dinner by tomorrow.

11) Don’t isolate grievers. Don’t cut your conversation or visit short because you are uncomfortable or because you are too busy. (Never look at your watch or the clock in their presence). Be ready with gentle words and a listening ear. Your sincerity and concern is the best proof to the griever that he/she still has resources to draw from.

12) Don’t become impatient. Many grievers ramble on and on and repeat themselves in their shock and confusion. Supporting with patience, empathy and compassion reveals your care.

13) Don’t be judgmental or rejecting. Grievers are hurting badly. They do not need your judgments and abandonment at this difficult time in their lives.

14) Don’t tell grieving people you know how they feel. YOU DON’T. Even though many helpers have also experienced loss due to death, each experience is different and felt differently. Your pain is never someone else’s pain.

15) Don’t let your own needs determine the experience for the griever.

16) Don’t push the bereaved into new relationships before they are ready. They will let you know when they are open to new experiences.

17) Don’t impose your value system on the bereaved. Your beliefs or ways of doing things may not be theirs.

18) Don’t elaborate on your personal experiences of loss to the bereaved.

19) Don’t let the griever forget their children’s grief and special needs during this time.

20) Don’t be afraid to touch, hold, hug (etc.) the griever. The feelings generated is worth more than a thousand words.
